Is Our Real Estate Agent Helping or Hindering Our Search?

So, my husband and I have been on the hunt for a new home, and we’ve been teaming up with this real estate agent who came highly recommended by friends. The housing market in our area has been a bit wonky lately, with prices dropping and homes staying unsold for longer periods. We’re not too particular, just looking for a cozy 3-bedroom with a nice yard for our future little one.

We’ve stumbled upon a couple of houses that caught our eye, but every time I suggest one to our agent, she seems to have a laundry list of reasons why we shouldn’t even bother checking them out. For instance, there was this one place with a lousy yard layout, so we nixed that off our list. Then another house she labeled as a “hot listing,” warning us that it would likely attract multiple offers above the asking price. Sure, we don’t have a bottomless pit of cash to outbid everyone, but hey, why not take a look?

We also found a gem of a home with a decent backyard, but she deemed the location too noisy and close to commercial land, which she couldn’t identify. It seemed perfect for us, especially with a baby on the way, but she still discouraged us from exploring further. And just recently, we spotted a lovely house in one of our preferred townships, sitting on the market for three weeks. Her latest rationale? It’s in a “flood zone” due to a small creek running nearby and has pricey propane heating. I even suspect one of these houses might be listed with her agency, so it’s not like she’s playing favorites with her company’s listings.

To be honest, I’m a bit perplexed by her constant pushback. Is she genuinely looking out for us to prevent buyer’s remorse, or is there more to her reluctance? I’m thinking of having my husband reach out to her directly about that last house to see if that changes anything. But, man, this whole house-hunting ordeal feels like a rollercoaster ride with all these ups and downs. It’s like we’re being steered away from potential homes left and right, and I can’t shake this nagging feeling that there might be something fishy going on. Ah, the joys of adulting and house shopping, right?
