Facing Real Estate Nightmare: Can You Help Untangle This?

Hey everyone, I’m a relationship banker with ten years of experience under my belt, and let me tell you, this past year has been a total nightmare. I took the plunge and bought a property in Savannah, GA that was supposed to be a dream home, complete with a permitted accessory unit. But boy, was I in for a rude awakening. Turns out, most of the renovations were done without permits, there were hidden structural issues, and the so-called accessory unit shouldn’t even exist legally. To top it off, I discovered that the folks who sold me the property, using multiple LLCs, have a shady history of quitclaim deeds, inflated valuations, and false filings not just in Georgia but also in Florida.

I dug deeper and found out that these same players have been dissolving and reforming companies, especially around 2016 when Florida started cracking down on insurance fraud. The whole situation reeks of deception, with appraisers, lenders, and real estate agents conveniently turning a blind eye to the red flags. And when I tried to file a claim with my title insurance company, Old Republic, they accepted part of it but flat-out denied coverage for the unpermitted structures and zoning violations, citing some technicality about no formal government action.

So here I am, stuck in a never-ending battle with the insurer, while my property remains in limbo, wreaking havoc on my finances and peace of mind. I’ve consulted with two lawyers who both agree that I have a strong case, but they also warned me that it’s going to be a costly and complicated fight. I’m looking at potentially losing six figures if I can’t recover anything, all while juggling the stress of my job and raising kids.

I know I’m not alone in this mess. There must be other veterans or homeowners who have fallen victim to these organized scams. I feel like I’m shouting into the void, desperately seeking someone who has triumphed over a similar title insurance denial, dealt with a web of fraudulent LLCs operating across states, or can recommend a law firm that specializes in real estate or title fraud cases on a contingency basis. Just a few words of advice or a shared experience would mean the world to me right now.
