Should I Reveal My Appraisal on MLS for Selling Success?

I have a three-bedroom townhouse located in Maryland, just 20 minutes away from DC. When I tried to sell it last year, I didn’t receive any offers. The main issue was that my realtor initially priced it too high and then struggled to keep up with the market by continuously adjusting the price. Moreover, the realtor provided poor advice regarding improving the property’s condition, effective marketing strategies, and optimal positioning in the market.

Interestingly, my townhouse boasts one of the largest lots in the neighborhood, a unique selling point that was unfortunately overlooked in the listing and not highlighted in the pictures. To enhance the property’s appeal, I have invested $20,000 in updates, with $10,000 allocated for renovating the kitchen and bathroom on my own and the remaining $10,000 for reconfiguring the layout to create an open space concept. While adding an extra bathroom is currently not within my budget, I have carefully prepared a shot list for the upcoming property photoshoot and plan to conduct a thorough inspection.

I have noticed considerable variations in Comparative Market Analyses (CMAs) for my townhouse, which I now realize is due to the diverse factors that potential buyers value differently. To gain a clearer understanding of my property’s value, I have decided to obtain an appraisal. Considering whether to disclose this appraisal on the public section of the Multiple Listing Service (MLS), I ponder the potential benefits and drawbacks.

Some may argue that sharing the appraisal on the MLS could serve as an anchor for the price, potentially deterring buyers. However, my aim is to streamline the decision-making process for prospective buyers who, in today’s market, often seek convenience and simplicity akin to purchasing a smartphone with just a few clicks. While it is essential to acknowledge that the market ultimately determines the property’s price, the lack of recent comparable sales for a townhouse with three bedrooms, one bathroom, and an exterior unit poses a challenge.

Given the absence of similar properties to reference, potential buyers scrolling through listings may find it challenging to feel confident in their decision-making. By providing the appraisal on the MLS, I hope to offer a valuable reference point that aids buyers in assessing the property’s worth more accurately. Ultimately, my goal is to facilitate a smoother and more informed selling process, recognizing the importance of transparency and clarity in today’s real estate market.
