So, my partner and I checked out this gorgeous house yesterday, and it seemed pretty perfect at first glance. Only real issues we noticed were a few stains on the carpet and some missing tiles in one of the bathrooms. The roof is brand spanking new, installed in 2025, and they also put in a shiny new water heater in 2023. We made sure to inspect under the sinks, and thankfully, no leaks in sight.
But here’s where things get interesting – we found out that the house was under contract starting from January 7, 2026, but then for some reason, the deal fell through and it was put back on the market by January 27, 2026, with a price drop of 10 grand. Naturally, I shot off an email to my real estate agent, and here’s the scoop she gave me.
She got in touch with the listing agent, who spilled the beans on why the previous buyers backed out. Apparently, there was an issue identified during a sewer scope inspection. It seems like the sewer line may have sagged near the alleyway at some point, and the previous buyers wanted it fixed. But get this, the City advised against messing with it. They mentioned that it likely happened way back in the 70s when the house was first built and hasn’t caused any problems since. The City warned that attempting to repair it now could potentially lead to even bigger issues down the line.
The sellers mentioned they’ve never experienced any water drainage problems or sewer backups because of this issue. The listing agent even offered to share the video from the sewer scope inspection with us if we’re serious about making an offer.
So, what does all of this mean? Should we be worried about this sewer line situation? It’s definitely a bit concerning, but it sounds like it’s not an immediate problem and hasn’t affected the current owners. Plus, the City’s advice to leave it be seems pretty solid. It’s a tricky situation, but it’s reassuring to know that the sellers haven’t had any issues related to this.
