I’ve been working with my real estate agent for a while now. Made some offers, even had one almost go through until the roof drama unfolded. Turns out the replacement wasn’t legit, but apparently, that’s just the norm around here. The place was affordable, though, and I figured I could fix it up eventually. My agent called it a ‘deal killer’ and warned me about the seller being sketchy. Initially, I thought my agent was on my side, but now I’m not so sure.
Then, I stumbled upon this dreamy house a few days back. It’s like a vintage time capsule from the 70s, which is cool but also concerning because the seller (a trustee) has no clue about the septic tank or roof condition. Plus, there’s a gross sink situation that hints at major plumbing trouble. I thought about going for an FHA 203k loan since the place needs work, and I’d handle the renovations myself. Had a contractor friend lined up for a second look, but my agent dropped a bombshell—six offers already, and they said I should back off. Claimed the sellers wouldn’t touch an FHA loan.
But here’s the kicker—the seller didn’t cancel our second visit, which got me thinking the other offers weren’t all that. I’m good for the asking price and then some for renovations. I even considered penning a heartfelt letter to seal the deal, but my agent shot that down. They hinted at cash offers with no strings attached, which sounds wild. The house is priced like the rest in the hood, not a steal for flippers.
I’ve been burned before with another house and its dodgy septic system, so I’m wary. Is my agent really looking out for me, or are they just trying to push me out the door without saying it outright? It’s a real head-scratcher.
