Hey there, folks! So, I recently snagged a triplex in Raleigh, NC, and I’m diving into the whole submetering scene. The deal is, right now, all three units are sharing one water line and meter. I checked out splitting it into three separate meters, but the contractors said it would cost me an arm and a leg. So now, I’m looking into submetering and hoping some of you pros can share your wisdom with me. Here’s the lowdown and what I’m after: The plumbing is fresh, so setting up submeters or tweaking the system shouldn’t be a headache. I’m keen on a digital/smart system that doesn’t rely on tenant WiFi because each unit will have its own network. However, I might throw in WiFi for each crib in the end. I’m eyeing something that uses cellular, RF, or a similar tech for remote readings. Real-time or near real-time usage tracking is a must. I’m not down for trekking to the property every month to read meters. I want something that’s a breeze to install or commonly used by landlords. From what I’ve gathered, this sounds like an AMR/AMI-type system where the meters beam usage data remotely, but I’m still getting my head around it. My rough plan is to cover water in the rent up to a certain point, then bill tenants if they go over — so accuracy and easy tracking are key. So, here are a few things I’m pondering: Any favorite brands or systems you’d suggest (especially ones rocking cellular or RF instead of WiFi)? Are most setups cool with DIY management, or do you usually need a third-party billing service? How reliable are these remote systems in the real world?
