Is the Housing Market Crash Inevitable or Just Speculation?

So, my husband’s credit isn’t the greatest, and I’m a stay-at-home mom. Luckily, he brings in a good income. We managed to qualify for a $200k loan with a no down payment program, but when we started looking, there was literally nothing in our area within that budget. It was a real eye-opener about how tough the housing market had become. Back in 2021, I got approved for $125k, and I actually had some choices back then. Eventually, I found a nice house that didn’t need any fixing up. Fast forward five years, and now we’re back at $200k, but all we see are trailers on land. We live in a small town in Indiana, not some fancy city, mind you. We’re even contemplating buying one of these run-down $200k homes and trying to fix it up ourselves. But here’s the thing that’s keeping me up at night – can we really afford all the repairs that come with it?

People keep saying that the housing market is going to crash, that prices will drop, and all that jazz. But honestly, I’ve been hearing these predictions for years now. Will it ever actually happen, or are we just stuck in this endless cycle of inflated prices? Oh, and just to clear it up since I’ve been asked a few times – the house I bought back in 2021 was sold in 2022. It wasn’t a foreclosure or anything like that; there were just some unique circumstances, and selling turned out to be the best move.

It’s frustrating to see how the housing market has evolved over the years. What used to be a comfortable budget of $125k now barely gets us a rundown property. And the idea of pouring money into a fixer-upper, hoping that the market will eventually shift in our favor, is a gamble that’s hard to swallow. But at the same time, the fear of missing out on a potential opportunity if prices do fall is also nagging at me.

Living in small-town Indiana, we’re not expecting any luxury mansions, but it would be nice to find a decent home within our means. The thought of taking on a project to renovate a less-than-ideal property is daunting, especially when considering the financial strain it could put on us. Yet, with limited options available, it seems like we may have to take a leap of faith and hope for the best.
