Can a Second Home Purchase Really Be This Smooth?

So, I just wanted to share my experience of buying our second home recently. We started our search in early April and had our offer accepted on April 24, with a closing date set for June 17. Surprisingly, the inspection revealed no major issues, just the three we were already aware of – a new roof, a cracked patio concrete, and some stucco repairs. The best part was that the house came with a brand new HVAC system with central air. Plus, the property is situated on 5 acres with a creek, woods, raspberry bushes, and plenty of wildlife like deer and turkey in southeast PA. The property even appraised higher than what we paid for it, and the closing on June 17 went smoothly without any issues.

We’ve been living here for about 6 weeks now, and the only hiccup we encountered was when the hot water heater went out. However, the silver lining was that the well water we have is so clean that the company servicing it described it as the closest thing to spring water they had ever seen. And to top it off, our dog is absolutely loving the new space!

Shortly after moving in, we decided to put our first house on the market as “coming soon” on June 19. I was a bit anxious about carrying two mortgages for an extended period, so we priced it slightly lower than what my realtor suggested. To my surprise, within just four hours of listing it, we received four offers, one of which was $20k over asking price. The buyer even waived inspections and offered to cover any necessary repairs. I had taken great care of the house, so the only potential issue was the older HVAC system, but everything else was in great shape. We closed the deal earlier than expected, without a single issue.
