So, the other day, my family and I received a letter and a call from a utilities company. They wanted to pay us $1,000 for a 10-foot easement on the front part of our 1.75-acre property to bury a 6-inch gas line. Honestly, we weren’t thrilled about the offer, especially since it seemed pretty low for what they were asking. Then, to top it off, we got another call from them today, and this guy was seriously talking tough. He basically said that since they’re a public utilities company, they could just go ahead and file a condemnation lawsuit to take the land they needed. Like, what a jerk, right? Can they really do that? I mean, it sounds like a major hassle and probably expensive for them to go that route. But if they do end up forcing us to do this, can we at least negotiate for more cash? And if so, how much more should we ask for? The land they’re after is roughly one-tenth of an acre, and based on our rough estimate of our property value at $50k-$60k per acre, it seems like they’re lowballing us. So, what are our options here?
This guy from the utilities company was really trying to sell us on the idea, saying how great it would be to have a gas line on our property for things like whole-home generators. He even had the nerve to claim that it would boost our property value. Yeah, right. I highly doubt that having a gas line running through our land would make it more valuable. It just feels like a load of nonsense to me.
Overall, this whole situation is pretty frustrating. We’re not keen on the idea of giving up part of our land for what feels like a measly sum of money. And the fact that this guy was being all aggressive and pushy about it just rubbed us the wrong way. It’s not like we’re against progress or anything, but we want to be treated fairly and respectfully. So, if they do end up going the legal route, we want to make sure we’re not getting shortchanged. After all, it’s our land, and we should have a say in what happens to it.
