Homebuyer’s Nightmare: Should I Refuse to Close on This?

So, here’s the deal: I’m in the middle of buying a house in Maryland, but now I’m stuck in a mess. The place I thought was my dream home turned out to be a nightmare. The inspection missed major structural issues, and now it’s like I’m in a bad episode of a home improvement show. My agent, who also happens to be my partner’s aunt, is mixed up in this too, which makes things all the more complicated. I trusted her completely, but it turns out she might have led me down the wrong path.

During the inspection, instead of bringing in the big guns, she brought in her own crew, who, as it turns out, might not have been the experts I needed. They lowballed the repair estimates, and I fell for it hook, line, and sinker. The inspector she suggested made it all sound like a walk in the park, so I went ahead and negotiated a small credit and went on with the deal. But boy, was I in for a surprise.

After the paperwork was signed, I did my own digging and brought in the real pros – a structural engineer, some contractors, and a licensed stone mason. And guess what? The problems were way worse than anyone had let on. Now I’m looking at shelling out over $50k for repairs, maybe even tearing the place down and starting over.

I’ve got a lawyer on speed dial, trying to get my earnest money deposit back. We’re playing it smart, not showing the sellers the full extent of the damage yet because that could open up a whole new can of worms. I really don’t want to sue my agent, even though she messed up big time. She’s family, after all, and I don’t want to ruin Thanksgiving dinner forever.

At this point, I’m ready to walk away from the whole thing. Losing the deposit would sting, but I can handle it. What I’m really afraid of is the sellers coming after me, trying to force me to go through with the deal. Has anyone been through this kind of nightmare before? Are we talking about just losing the deposit, or could things get uglier with this whole “specific performance” thing? I’m not looking for legal advice – got that covered – just hoping to hear from folks who’ve been in the same boat.
