So, my partner and I recently listed our house for sale and it’s been a bit of a rollercoaster ride. We had an open house right off the bat, which I found a bit annoying because only four people showed up. On top of that, we’ve only had one showing since then. Now, I get that it’s early days and all, but here’s the thing: our place is in a super popular neighborhood where correctly priced homes are flying off the market in under a week. Case in point, our neighbors across the street put their place up for sale and boom, under contract in no time.
Our house is currently priced at $446,500, but I’m seriously considering dropping it to $435k to drum up some buzz and hopefully get multiple offers. However, our realtor thinks slashing the price by a hefty $11k might make us look desperate and give buyers too much room to lowball us. She’s suggesting we go down to $440k first, and only hit $435k if we still hear crickets after a week. But to me, dropping the price twice in two weeks feels like a bigger red flag than making one solid adjustment.
I know it’s a tough call, and I’m all ears for any other perspectives on how to handle this situation. It’s a tricky balance between wanting to move the property quickly and not wanting to sell ourselves short. What would you do in my shoes?
