Is It Time to Ease the Burden of Property Management?

Hey, so I’ve been in the real estate game for a while now, managing over 10 properties. This year has been a rollercoaster – it’s like every property decided to throw a curveball at me all at once. From troublesome turnovers to tenants falling behind on rent, it’s been a series of never-ending challenges. And let’s not forget those tenant issues that escalated to the point of getting the municipality involved. It’s been a real headache, to be honest.

I know I made some choices that brought me here. I purposely invested in stable neighborhoods with working- and middle-class tenants, aiming for higher returns but accepting the need for more hands-on management. Generally, this strategy has paid off over the years. But now, with all these issues hitting me simultaneously, I’m starting to question if it’s worth it.

My original plan was to hold onto these properties until retirement, but now I’m contemplating selling off a few, even the ones that are doing okay, just to simplify my life. I’m curious about the experiences of other seasoned investors: Have you ever regretted selling properties due to burnout? Did it actually improve your quality of life? I’ve crunched the numbers, and real estate still seems like the better investment on paper. But spreadsheets don’t account for the stress, time, and uncertainty that come with property management.
