Should I Request an Oil Tank Sweep During Homebuying Process?

So, my hubby and I finally found the perfect house, made an offer, and it got accepted – yay! We’re total newbies at this whole homebuying thing, so now we’re in the nerve-wracking attorney review stage. Our lawyer recently shot over a review letter and suggested we tack on a request for an underground oil tank inspection/sweep (UTS). Apparently, this is a precautionary measure for properties, especially older ones like the 1934 gem we’re eyeing that got a full facelift in 2022. Who knew about this UTS stuff before? Not us!

After consulting our real estate agent, he assured us it’s totally cool to ask for this inspection. But, man, ever since that suggestion, I’ve been on edge. I can’t shake off the anxiety that adding this request might rub the sellers the wrong way or, worse, make them bail on the whole deal. Has anyone else been through this oil tank sweep request during attorney review? Did it lead to any hiccups or drama with the sellers? Or is this just a run-of-the-mill ask in New Jersey? I’d love to hear your stories ’cause I’m totally overthinking this. Help a sister out, pretty please!
