What Inspections Are Crucial When Buying a Fixer-Upper Home?

So, my spouse and I are in the process of purchasing this really nice, fancy house that needs some serious TLC. One big thing that caught our eye is the ancient HVAC units which are pushing 30 years old. They’re still chugging along, but definitely on their last legs. We factored this into our offer, along with a bunch of other issues the sellers disclosed. It’s cool that they got all the repairs done for stuff like minor dry rot and pool equipment, but they kinda glossed over the HVAC and the pool surface, both of which are hanging by a thread.

We’re for sure getting a general inspection and also looking into a pool inspection. But I’m wondering, what other inspections should we consider given this situation? Oh, and a little detail I almost forgot to mention – the sellers are pushing back and want to speed up the contingency period to just 10 days. Plus, they’re living out of the country now, having moved to be closer to family. So, if things go south, legal action might be a real headache.

We’ve factored in all the rundown parts of the house into our offer. Just want to double-check that we’re covering all our bases to protect ourselves.
