What Rental Upgrades Are Worth It? Your Thoughts?

I’ve had plenty of discussions with other investors and friends debating the value of certain upgrades. It’s always a subjective topic. Recently, I decided to delve deeper and conducted a quick analysis of around 41,000 apartment rental listings across the United States to see if having a dishwasher impacts rent prices. Surprisingly, the data revealed that units with a dishwasher tend to rent for approximately $167 more per month compared to units without one.

To ensure a fair comparison, I grouped the listings based on the number of bedrooms, bathrooms, square footage, and ZIP code, aiming for as close to an apples-to-apples analysis as possible. However, it’s important to note that correlation does not necessarily imply causation. Typically, a unit with a dishwasher also features other upgrades or is generally in better condition, which could contribute to the increased rent. While the full $167 difference may not solely be due to the presence of the dishwasher, it does serve as a useful metric for comparing different property features.
