Hey guys, so here’s the deal – my partner and I are in the process of snagging a model home that was constructed by Pulte back in 2022. The community is wrapping up, and they’re looking to offload the last batch of about 10 houses, including 3 or 4 model homes, in 2026. We’ve got the certificate of occupancy, and the warranty clocks have already started ticking since the c/o date. Unfortunately, we’re not getting the typical 1 or 2-year coverage, but there’s still some of the 5 and 10-year warranty left. We tried asking if they could restart those clocks, but no dice.
This whole shebang is going down in northern New Mexico, right in the heart of the Southwest. Now, you might be wondering – what should we keep an eye out for in this situation? Well, we’ve got a home inspection lined up with our own inspector, who was recommended by our buyers broker. We decided to go the new build route because we were drawn to the spaciousness, floor plan, and cost compared to the existing homes in our area. Plus, let’s be real, we’re aiming to do as little work on the house as possible (fingers crossed).
A bunch of homes in our neck of the woods are on the older side, rocking that classic adobe style. While they have their charm, they often come with a hefty dose of renovation needs or are simply out of our budget range. So, the model home seemed like the perfect fit for us.
