Hey everyone, I’m new to this whole selling-a-house thing and let me tell you, it’s been a rollercoaster. So, our house was put up for sale last Thursday and I couldn’t believe it when we started getting offers by Sunday. We ended up going with a buyer who’s using a physician loan, which my realtor said is usually a pretty safe bet.
But then things took a turn. The buyer had an inspection on Saturday and came back with a laundry list of demands that honestly left me scratching my head. The inspector pointed out some minor cracks in the foundation wall, but reassured us that they were totally normal and just needed sealing to keep water out. Seems fair, right? Well, the buyer wants all those cracks sealed and treated, and get this – they even want us to clean out the perfectly fine sump pump and install a battery backup system in case the power goes out. Talk about going above and beyond basic repairs!
My realtor, bless their heart, thinks this is all a bit much and is suggesting we walk away from this deal and put the house back on the market. I’m freaking out because summer is almost over, and I can’t help but worry that we might have to drop the price if we start all over again. It’s a tough spot to be in, that’s for sure.
I’m torn, you know? On one hand, I don’t want to be taken advantage of by unreasonable demands. But on the other hand, I don’t want to lose out on a good opportunity and end up regretting it later. Selling a house is stressful enough without all this drama, I tell you.
So, what do you guys think? Should I stick it out and try to negotiate with the buyer, or should I take my realtor’s advice and cut ties? Any advice or similar experiences would be greatly appreciated. Thanks for listening to my little vent session, y’all.
