Hey folks, I’ve been through the wringer with my five small multi-family properties and I need some advice. After eight years, these old buildings have given me about $2 million in equity through some value-adding moves and a rising market. My annual cash flow is around $100k, which isn’t too shabby, but my return on equity is just 5%, and I’m feeling the burnout of constant property management. These century-old properties are always throwing surprises my way, and I’m juggling between DIY fixes and hiring contractors to keep costs down.

I once tried handing over the reins to a property management company for six months, and it was a disaster. The tenants weren’t happy, some even left due to poor service, and the turnover costs hit me hard. I just can’t shake the feeling that third-party managers struggle to handle multiple small, old properties effectively while still leaving a decent cash flow for the landlord. Now, with family considerations on the horizon, I can’t afford to be rushing to fix leaks in the middle of the night anymore.

So here’s the deal: I want out of the daily grind, but I’m stuck on how to do it without getting sucked back into active management or facing hefty capital gains taxes (almost half a million bucks in my case). I’ve mulled over various options like a 1031 exchange into a triple net lease property, upgrading to a larger multi-family with professional management, or diving into a Delaware Statutory Trust (DST) for syndication. But snagging good deals these days feels like finding a needle in a haystack, and the risks seem sky-high compared to the good old days.

I’m based in the Northeast, and I’d prefer to stay somewhat local, though I’m willing to consider long-distance investments if it makes sense.
