Was the Renter a Serious Buyer or Just Playing Games?

So, picture this: I decided to sell my property in the fall of 2024. But guess what? Despite dropping the price, I got zilch offers. So, come January 2025, I pulled it off the market and decided to rent it out through a property manager. The renter she found seemed keen on buying the place but didn’t make an offer. Fast forward a few months, the tenant approaches me in the fall of 2025, expressing interest in purchasing the property. But get this, she had no offer in mind! When I threw out a number, she was like, “Sure, I can do that.”

Then, just a week later, I get a message asking for a $30K price chop after consulting with her realtor and financial planner. I reluctantly agree. But here’s the kicker – she drops the bomb that she can’t close the deal for 90-120 days because she needs to sell her own place first (while the usual escrow period in our neck of the woods is 30-60 days). I kindly say, “Sorry, can’t wait that long,” but keep the door open for further talks.

She comes back offering to plop down half the asking price but also demands a 50% cut in rent to “cover” her for keeping her money out of the market. I’m like, “Hold up, what about my lost opportunity in the market?” She retreats momentarily but then requests it in writing and throws in another demand for a $100K price slash. After a whole five weeks of this back-and-forth (mind you, a 30-day close is doable), I put my foot down. Three to four months of escrow, halved rent, and a $100K discount just ain’t gonna cut it. She doesn’t budge, so we serve her notice to vacate, and she complies.

Back to square one, I relist the property. I confide in my agent about not wanting to deal with her anymore, citing her indecisiveness and outlandish demands. Lo and behold, she still expresses interest in buying but fails to make an offer. I decide to slightly lower the price, and bam, another offer rolls in immediately from someone else. The original renter catches wind of this and surprise, surprise – she submits a backup offer through an agent, sweetening the deal with a personal message hoping to seal the deal
